Where does the data come from?

LandPricer combines county parcel and sale records, licensed parcel and sales data, federal flood, wetland, elevation and soil layers, and USDA land value surveys. Every comp and every layer on a result shows its source.

How accurate is the estimate?

Each estimate comes with a range and a confidence label. High means at least 8 comparable sales within 10 miles and a range within 20 percent either way. Medium means fewer comps or a wider range. Low means the data is thin, and the result says what is missing instead of pretending to be precise.

What about non-disclosure states?

In states where sale prices are not public, such as Texas, Utah or Wyoming, LandPricer uses comps from neighboring disclosure counties adjusted for local values, assessment data and USDA county land data. Confidence is capped at Medium and the method is named next to the number. Read how we handle it.

Does it replace an appraisal?

No. LandPricer is a valuation and deal tool for buyers. Lenders, courts and tax filings often require a licensed appraiser, and LandPricer does not replace one. Land appraisal vs land valuation.

Can I upload my own list?

Yes. Bulk pricing takes a CSV of APNs or a county export and returns value, max offer, confidence and score for every row. It is included from the Pro plan.

How is the max offer calculated?

You pick a strategy and set selling costs, holding costs, closing costs and your target profit or return. LandPricer starts from the estimated retail value and works back to the most you can pay. Every input is editable. Max offer formula.

Can I cancel anytime?

Yes. You cancel from your account and keep access until the end of the period you paid for.

Do you sell my list?

No. Uploaded parcel lists, offers and CRM data stay private to your account. We never sell or share them.
